Moving to Cape Town: turn a preferred area into a workable week

Cape Town may be the destination, but an actual address determines much of your daily routine. Before choosing a home, map the journeys your household needs to make and check how the property’s services are arranged.

Before you start

This guide helps you investigate a Cape Town plan. It does not recommend a “best” suburb or claim that a particular area is safe, affordable or available. If the city itself is still undecided, start with the city-comparison guide.

Put your destinations on the map first

List the actual workplace, campus, school, care provider and essential family destinations. Record days and arrival times. Distinguish a place you will visit occasionally from one you need to reach reliably several times a week.

The City’s Map and Zoning Viewer offers layers including facilities, properties and districts. Use the official guidance to identify the address and investigate relevant local information. The City also says zoning should be verified through an official zoning extract; an online map should not be treated as a professional property-use determination. [B04C07]

If a rental is intended for home-based work or a business, ask about the actual permitted use, building rules and your immigration permission. A street address does not establish all three.

Test MyCiTi against your actual journey

MyCiTi’s official route directory includes Sea Point–Civic Centre, Hout Bay–Sea Point, Table View–Civic Centre and Century City connections. These are routes to investigate, not proof that every address has a direct service. [B04C08]

For each shortlisted home, record the stop, walking section, connection and final destination. Check the operator’s current timetable for the days you need to travel. Do the same for a late return or an appointment outside commuting hours.

If you will drive, test the real journey rather than estimating from straight-line distance. Record parking and any school or care drop-off. A plan that works for one adult travelling alone may fail when the household’s journeys overlap.

Identify who supplies and manages the property’s services

The City’s electricity guidance distinguishes City and Eskom supply areas. Confirm the actual supplier for the address before relying on a schedule or choosing the route for reporting a problem. Do not infer the present outage position from an old schedule. [B04C09]

Ask the landlord or managing agent who controls electricity and water accounts, which meters relate to the unit, which charges are included and who reports faults. Request the relevant property information rather than assuming an advertisement’s “utilities included” covers every charge or interruption.

Check dated municipal notices close to the move. The City publishes area-specific water-maintenance notices, including a notice for planned work during 11–16 October 2026. That is an example of the notice system, not a report that the same areas are disrupted when you read this guide. [B04C10]

Ask for written answers to the terms that could affect your decision. If buying rather than renting, use the property-purchase guide and have the transaction assessed by the appropriate property professional.

Plan the first week as well as the first year

Identify where you will stay if the permanent accommodation is not ready. Keep essential appointment details, identification and current permission accessible. Arrange a practical way to reach your first work, care or school-related destination without assuming that every later transport arrangement is already in place.

Use the healthcare guide to plan continuity of care and the cost-of-living guide for a budget based on the actual address and journeys. Keep a fallback separate from the preferred plan.

Worked example: a familiar coast, an unfamiliar commute

Fictional preparation example, not a client case or area recommendation. A couple has enjoyed holidays near the coast and wants to rent there. One person now needs to reach a workplace in Century City, while the other has regular appointments elsewhere.

They use the operator map to investigate connections and test both journeys at the required times. They ask about the exact unit’s utility accounts and compare a second address using the same budget categories. They keep their first accommodation flexible while the work-permission and contract questions are resolved.

They may still prefer the coastal option. The difference is that their decision now includes the weekday routine and unresolved dependencies, rather than relying on the holiday experience.

Common questions

Which suburb should I choose?

Choose from the destinations, budget, support and verified conditions that matter to your household. This guide does not give a neighbourhood ranking.

Does an online map confirm a property is suitable?

It helps locate and research it. Obtain the necessary professional and contractual checks for ownership, use, condition and your intended activity.

Can I finalise everything before the visa outcome?

Research can proceed, but identify which commitments depend on permission and what delay would cost. Use the application-process guide for that separate workflow.

Your next useful step

Choose two actual addresses and complete the check table for each. Resolve the issue most likely to make the plan unworkable. Use prepare your first immigration conversation for any unresolved permission question.
