Moving to Durban: make the property and everyday arrangements clear
An appealing location is a starting point. A workable Durban move also needs clear answers about the particular home, utility responsibilities, everyday transport and access to care.

Before you start
Use this guide to prepare an address-level plan in Durban/eThekwini. It does not promise a beachfront lifestyle, recommend a suburb or assume that a holiday routine will meet a household’s ongoing needs. Start with the city-comparison guide if you are still deciding between locations.
Distinguish the transport services you are investigating
eThekwini’s official bus page lists People Mover City, Beach and Circle lines; it separately lists Mynah and Durban Transport routes and timetable downloads. Those are different services to investigate against your intended journey. A central or beach-area route should not be assumed to reach a workplace elsewhere in the municipality. [B04C15]
In its bulletin dated 8 September 2026, eThekwini described a planned December 2026 launch of the first Go!Durban C3 route between Bridge City and Pinetown, with testing and commissioning following contract signing. That was a dated plan, not confirmation that the service is operating for your trip or a guarantee of the launch date. Confirm the actual service and timetable with the operator before relying on it. [B04C16]
For a shortlisted home, identify the actual stop, connection, arrival time and return journey. Check whether the published route fits the school, work or care destination rather than simply passing a recognisable landmark. If you will drive, investigate the actual trip and parking arrangement too.
Ask how the building’s utilities are managed
eThekwini’s official eServices portal describes account statements, water/electricity consumption, meter readings and query functions. These are useful municipal administration tools; they do not determine the internal arrangements of a rental or sectional-title property. [B04C17]
Before agreeing to a home, ask which meters serve the unit, who receives the bill, whether the arrangement is municipal or managed through another party, and how charges are shared. Ask who reports a fault and how you contact the property manager outside normal hours.
If backup water, electricity or connectivity is advertised, ask what it actually supports, who maintains it and what evidence is available. Do not treat the presence of equipment as proof that every household need will be met. For medical or accessibility needs, obtain the relevant professional advice and confirm the practical arrangements.
Use a property handover checklist
| Item | Record before occupation | Agree with the relevant person |
|---|---|---|
| Identity of the property | Unit, address and contact responsible for access | When and how keys/access are provided |
| Condition | Dated inspection notes and any agreed repairs | Who acts, by when and how this is documented |
| Meters and accounts | The relevant meter identifiers and opening readings | Which charges you pay and how queries are handled |
| Essential services | Actual arrangements for water, electricity and connectivity | What to do when the normal service fails |
| Transport | Required destinations and tested journeys | A practical alternative if the first option fails |
| Care | Appropriate providers and confirmed cover arrangements | How continuity is maintained through the move |
This is an organising checklist, not a statement of every legal duty under a lease. Have the actual agreement assessed where needed and keep the agreed arrangements in writing.
Build the budget around that property
An advertised monthly payment may not show all utility, parking, transport and connectivity costs. Request an itemised explanation, then use the cost-of-living guide to compare like-for-like household totals.
For healthcare, check appropriate providers and cover rather than assuming any nearby facility meets an ongoing need. The healthcare guide helps separate access, treatment continuity and payment questions.
Keep the move and the permission in step
Record the occupation date and any work or study start date, then identify the immigration permission each activity depends on. Use the application-process guide for that separate workflow. A lease or property purchase does not resolve the application.
If buying, use the property-purchase guide to prepare questions for the conveyancer or appropriate property professional. Do not assume that a cancellation or delay option exists unless the actual contract provides it.
Worked example: a convenient visit, a different work routine
Fictional preparation example, not a client case or area recommendation. A household visits Durban and enjoys travelling between central attractions. They later consider a rental for a move involving work elsewhere and regular care appointments.
They stop using their visitor journeys as the transport plan. They check the relevant municipal timetable listings and confirm the actual journey for each destination. At the property, they record which meters apply, who controls the accounts and what the advertised backup arrangement supports. They ask for unclear occupation and repair terms to be explained before signing.
They now have a plan based on the home they would occupy and the journeys they would make, not just the part of the city they enjoyed on the visit.
Common questions
Does a property’s backup system remove service uncertainty?
Ask what is supported, for how long, under which conditions and who maintains it. Assess the answer against your household’s actual needs rather than an advertising label.
Can I rely on a planned transport project?
Use confirmed current service information for the moving plan. Keep planned improvements separate from what is available for your intended journey now.
How should I research safety?
Use current location-specific information and investigate the actual route and property. The safety-research guide explains why a broad city label cannot answer that question.
Your next useful step
Complete the handover table for one real property and test the least convenient recurring journey. Resolve the largest gap before making the commitment. Use prepare your first immigration conversation to clarify any permission-dependent part of the move.
