Investor pathways: which financial fact does your evidence actually prove?
“I have money available” is a starting fact, not a complete immigration route. Capital available for a business, income paid by a retirement product and net worth after liabilities are different things. The evidence needs to answer the financial test for the ground being assessed.

Before you start
Use this page to organise that comparison. It does not recommend an investment, financial product, asset sale or application. The investment overview explains the separate company, property and permission questions; this guide focuses on the financial evidence itself.
Start with three separate schedules
Prepare a capital schedule, an income schedule and an assets-and-liabilities schedule. A record may inform more than one, but label what it shows. Do not count a property’s full value as monthly income, or a hoped-for return as a guaranteed payment.
| Schedule | Record | Keep separate |
|---|---|---|
| Capital | Owner, amount, currency, source, availability and proposed use | Money already committed or subject to restrictions |
| Income | Source, recipient, payment amount, frequency, duration and supporting terms | Forecast growth, withdrawals of capital and uncertain distributions |
| Net worth | Assets, valuation basis/date, ownership and associated liabilities | Gross asset value before debts or another person’s share |
These are preparation schedules, not a statutory valuation method. Explain what you know, what is estimated and which records a professional must verify.
Compare the actual grounds
| Ground to investigate | Financial question | Useful evidence to organise |
|---|---|---|
| Business: temporary section 15 or permanent section 27(c) | What capital contribution and business evidence support the proposed undertaking? | Funding records, ownership, business plan and relevant accountant’s evidence |
| Temporary retirement: section 20 | What qualifying pension, annuity, retirement-account or asset-derived means support the route? | Provider terms, payment records and asset-income explanation |
| Permanent retirement: section 27(e) | What evidence meets the specific retirement ground, including the applicable lifetime-payment or prescribed asset-income basis? | Entitlement documents, duration and income evidence tied to the applicant |
| Financial independence: section 27(f) | What net worth and prescribed payment meet that separate ground? | A documented asset/liability position and evidence relevant to the prescribed payment |
These are different grounds in the Act and Regulations, not a single “investor visa” with interchangeable evidence. The business route considers a prescribed contribution in a business; the retirement and financial-independence grounds ask different financial questions. [B05C01]
Read the retirement amount as monthly means
Government Notice 451 of 2014 sets R37,000 as the prescribed monthly retirement amount. Regulations 19(3) and 24(12) describe the relevant asset-based route through assets realising the prescribed monthly amount. Do not read the notice’s net-worth row as meaning that R37,000 of total capital is enough. [B05C02]
For evidence, explain how an amount reaches you, how often it is paid, what supports continuation and whether assets are jointly owned or restricted. A statement showing a fund balance may not explain the right to payments. A financial projection is not the same as the terms of a pension or irrevocable annuity.
Both temporary section 20(1)(a) and permanent section 27(e)(i) contain lifetime-payment wording for the listed pension, annuity or retirement-account basis. Do not assume “lifetime income” is a condition introduced only at the permanent stage. [B05C03]
Financial independence has a different notice
Government Notice 454 of 2014 sets a section 27(f) net-worth amount of R12 million and a R120,000 payment to the Director-General upon approval. These are the published figures in the instrument checked for this guide; confirm continuing applicability before relying on them. The approval-stage payment is distinct from an ordinary application fee and does not purchase an approval. [B05C04]
Prepare the underlying records rather than treating one gross portfolio figure as the whole answer. Identify debts, shared ownership, valuation dates and unavailable documents. Do not rearrange or liquidate investments merely to match a webpage summary; obtain the relevant immigration and financial advice first.
Worked comparison: one portfolio, several unanswered questions
Fictional preparation example, not a client case or eligibility assessment. Irene owns investments and a share in a rental property. She is considering either a business venture or retirement in South Africa. Her first note lists only the combined estimated value.
She separates capital available for the venture from assets she does not plan to commit. She records actual distributions and rent, including joint ownership and costs, apart from projected growth. She obtains provider documents showing the terms of her retirement payments and lists outstanding liabilities separately.
An adviser can now assess the proposed ground against the right evidence. Irene has not proved every route at once, and the exercise has not told her to sell an asset or buy a new product.
Common questions
Does a property purchase count as qualifying capital for every route?
No such assumption should be made. Identify the particular ground and what the transaction proves. A purchase price, asset valuation and income stream answer different questions.
Can joint assets or foreign-currency income be used?
Show the actual ownership, entitlement, currency and payment evidence. Have their treatment assessed for the proposed ground rather than assigning the whole amount to each person or choosing a convenient conversion rate.
Which route should I choose?
Begin with what you intend to do and what your records support. Use retirement-based permanent residence or the business requirements guide for the relevant next question. A financial comparison is not a recommendation of a route.
Your next useful step
Prepare the three schedules and mark the largest evidence gaps. Take them into a focused assessment using prepare your first immigration conversation. Keep capital, application charges and professional fees separate using the costs guide.
